How to Know When Your Southern Maryland Roof Needs Replacement

Roof age is the biggest factor
Architectural shingles installed in the 1990s and early 2000s in Southern Maryland are at or past their service life. If you don't know the age, check closing documents from when you bought the home.
Granules in the gutters
Asphalt shingles shed granules slowly over time. Heavy granule accumulation in gutters and at downspout splash zones is a sign the shingle mat is exposed and aging quickly.
Multiple leaks in different areas
One leak is usually a repair. Three leaks in three different parts of the roof usually means the system is failing.
Curling, cupping, and cracking
When tabs lift at the corners or split down the middle across multiple slopes, the shingles are no longer sealing and protecting the deck.
Sagging or soft spots
Sagging means the deck is failing underneath. This is a structural issue, not a cosmetic one.
